Support development of senior housing in Bemidji, MN with the Gracewin Cooperative project.


Gracewin Cooperative is a proposed development in the Irvingboro Lakeside neighborhood in Bemidji, MN. The area's first and only housing cooperative specifically for adults 55+ will feature:

  • 41 residences with upscale finishes, in-unit washer and dryer, and each with private balcony or patio.
  • Amenities that include underground heated parking with car wash and pet wash, pickleball court, fenced pet area, fitness room, creators' spaces, and multiple social spaces.
  • Freedom from of the burdens of home maintenance, which is handled by full-time professional property management and maintenance.


Gracewin Cooperative benefits the Bemidji area as a whole by bringing much-needed housing to the area to serve local seniors who have made the decision to move out of their primary homes, but still wish to remain in the local area. A shortage of viable housing options often leads to seniors being forced to exit their communities to move closer to family in other areas, leaving their friends, churches, health service providers, and familiarity of their daily lives behind. The benefit to the greater community is increased availability of single-family homes that seniors will place on the market when they are preparing to move into Gracewin, as well as the increased tax revenues generated from the development.


The positive impact of seniors and their considerable spending power is meaningful to the local economy, with impact to housing inventory felt throughout the housing market for all ages.
