Those living in or around Northfield at or above the age of 55 can downsize while maintaining equity on a property by becoming a member of a prospective housing cooperative near the hospital west of Northfield.

Gracewin Cooperative secured the purchase agreement for the land. It intends to construct a new residential building with 47 living units, underground and heated parking and a myriad of other amenities. By paying into one of the flexible buy-in options, people become shareholders of the co-op.

The monthly payment on their unit is determined by how much is paid for the share purchase, as well as the size of the unit. There are eight different floor plans, ranging from about 1,000 square feet to about 1,400 square feet. All options have a balcony or patio, and an in-unit washer and dryer.

Shares range from about $150,000 to $400,000, while monthly fees range from $1,200 to about $2,700. The more paid for the share, the lower the monthly payment.

Gracewin Living Cooperatives Head of Sales and Marketing Lisa Anteau explained that being a shareholder in the co-op makes someone a member, meaning they own a piece of the building and the land. They also earn a flat 2% equity on their share. “This is bigger than you just owning, like, Unit 205,” she said. “This is you owning a share of Gracewin Cooperative. So that means the land, the building, the overall building itself and every piece of furniture in the building. Then they get an exclusive right to occupy one of the units as a member.”

Once folks are bought in, they pay a monthly fee to cover all the expenses of the building, like maintenance, property insurance, sewer, water, gas, wireless internet, taxes and more. Electricity, cable, a landline and personal-contents insurance are the only things not included in the monthly fee.

At Gracewin Cooperative, the planned amenities are extensive, ranging from a wood shop and car wash in the underground garage to a speakeasy and the owner’s lounge on an upper level. The monthly fee guarantees free access to all amenities, except for renting the fully staffed guest suite, which is $50 per night.

The co-op allows pets. There are trash chutes on every floor, so residents don’t need to climb stairs to access the dumpsters. Everything is ADA-compliant, another key aspect to the co-op.

Gracewin Living Cooperatives is the developer overseeing the project until they can get the ball rolling. The company hires all the initial contractors for things like lawn care and snow removal, as well as the property management.

Until the building has reached 70% occupancy, the Gracewin Living Cooperatives team serves as the interim board of directors for the building. Once the threshold is reached, elections are held among the residents.

“That’s very important, because then the people making the decisions on behalf of the co-op are subject to those decisions,” Anteau said. “They’re thinking about things like, ‘Do we put this in our budget?’ or ‘Do we need this?’ or ‘How much do we have to increase rates because costs have increased?’ They’re subject to all of those things themselves.”

Filling a gap

Only one other example of senior housing in Northfield uses the co-op model, Kildahl Park Pointe. Melisa Hanson, the housing coordinator for the city of Northfield, reported that there’s a long waiting list there, leaving “a huge gap” in the market.

“What we’re seeing is folks are trying to age in place,” Hansen said. “So they’re putting their money in those [ADA] supports, but then the foundation isn’t getting addressed, the chimneys aren’t getting addressed, the windows, etc. Then we’re finding that type of maintenance gets deferred. When a young family comes to buy the home, oftentimes they don’t have the skills to do the repairs themselves. They certainly don’t have a lot of the money either.”

Once an interested party pays a refundable $500 deposit with their reservation, they are added to a waitlist, which determines the order units are selected. Anteau said they need 24 people ready to move in to break ground, which she hopes will be this fall. “We know not everybody is going to be ready to move in on day one,” she said. Anteau went on to explain that, once they have three times the amount needed to break ground, they reach out to the first person on the waitlist and work their way down the list. If they have 24 people who say they’re ready to move in, construction can begin.

She also said Gracewin Cooperative is not an assisted-living facility, but a place to retire and downsize for those stuck in a non-ADA-compliant, 4,000-square-foot home as an empty nester or some similar situation.

Northfield resident Charlie Kyte said he and his dog, Sophie, have been living in a house much too large for just the two of them. He is among those already on the waitlist at Gracewin.

“The fact that all my needs can be met at Gracewin is very attractive to me,” he said. “At first I thought the [share-purchase] fee seemed high. Then, I realized it included all property taxes and most of the needed property insurance, plus all the other costs of owning a house, which made it actually a good deal.”

Martha Easter-Wells is also on the priority list at Gracewin, due to her love for Northfield and desire to stay in the community.

“By signing onto the waiting list early, I will have a nice choice of apartments,” she said. “I went to see the Gracewin in Baxter and was impressed by the design and construction. There are a lot of nice features, both in the apartments and in the common areas.”

But…what exactly is a reservation and a priority number, and why is it so important? This often-misunderstood step in the planning process can be the single factor that determines whether or not you are able to move into an active 55 plus cooperative in your lifetime, and further, can dictate whether or not you’ll be able to select the exact style and location of the home you want within the cooperative.

Here is how it works!

A reservation is a deposit of $500 submitted together with a completed reservation agreement. This deposit and agreement indicate your interest in living in the cooperative at some time in the future…either at first availability once it is built, OR once it’s fully-occupied and there are future resale opportunities.

Once you make your $500 deposit, you are assigned a priority number. This number serves two important purposes:

The importance of the priority number cannot be understated, since those with the earliest/lowest priority numbers will be in the best position to select the home they would like to occupy. Making a move out of your single-family home often requires a lot of planning and consideration. However, for those contemplating cooperative life, the much simpler decision is making a reservation, and that is exactly where you start. Larger decisions will come later: which home to select, when to make the move, and how to manage downsizing. Having an idea of the larger picture in these areas is good, however, early action is the critical step in securing your spot for the future. In short, make it the highest priority to have a low priority number. Life in a shared community appeals to modern seniors

One of the major questions of growing older is, “where do I want to live as I age?” For many baby boomers, an important goal is staying independent as long as possible. Many in this generation desire to age in their homes and make their own choices as long as possible.

Living preferences are changing, as are relationship patterns, such as greater numbers of mid- and late-life adults who are single, childless, or live at a distance from adult children. “Senior cohousing communities,” or SCCs, are a form of communal living that integrates common areas and private residences. They promote choice and independence, which are particularly important for the aging baby boom generation.

As academic social workers and gerontologists, we have studied numerous issues of later life. Professionally, we wanted to see how these communities promote health and well-being.

Personally, we are both baby boomers and are exploring options for our retirement years. We both have had a parent who lived in a long-term care setting. Our caregiving experience prompted us to consider where we like to live, and where we see ourselves aging.

Shared values, shared lifestyles

Cohousing is a relatively new type of living arrangement. The first modern cohousing communty was developed in Denmark in 1972. In the U.S., senior cohousing, started in the early 2000s. There are now 17 such communities, and 28 are currently in formation or under construction.

Cohousing communities bring people together who choose to live cooperatively based upon shared values. Examples are the desire to promote environmental sustainability or social justice, or a shared spirituality. Common elements include a community vision statement that articulates important principles along with a hierarchical governance and decision-making structure.

Residents live in individual homes but share some spaces, such a common building with a kitchen, library and exercise room. Patios and gardens are positioned in a way to promote interaction. As a result, residents engage in communal meals and other activities.

These new arrangements differ from traditional over-55 residential communities, which are planned and managed by a developer. These places are often large and provide organized activities for those who live there.

SCCs, however, are typically small and are planned, developed and operated by the residents themselves. The whole idea is to promote community, social engagement and active aging.

Life in a shared community

To experience life in the shared living communities, we visited 12 of them in six states and interviewed 76 people during the summer and fall of 2018. The smallest included 10 individual homes, while the largest consisted of 41 condo units. Some communities were in rural areas, while others were in cities.

In a few places, we spent the night and participated in some of the activities, such as shared meals, happy hours, vespers and soaking in a hot tub. The ages of the residents ranged from the mid-50s to the mid-90s. Our book, “Senior Cohousing: A New Way Forward for Active Older Adults,” describes our visits and interviews.

The communities were quite different. Some had individual housing units, while others were condominiums. All had a common house with a kitchen area and spaces for meetings and socializing, and some had elevators to accommodate those who couldn’t manage stairs. Many had a guest room, where prospective residents could stay for a few nights.

Several themes emerged from our interviews and conversations with the residents.

A major reason that people choose to move to a shared housing community is social engagement. This is a critical issue since 1 in 3 people over age 45 are lonely. Being part of a community that offers mutual support has a positive impact on health status, connection and quality of life during later years.

The residents we interviewed reported that they enjoy the common activities, such as shared meals, parties and discussion groups, along with the opportunity for spontaneous interactions. Caring relationships develop among the residents, and many described the support received after major events such as a hospitalization or significant loss, and also for smaller tasks such as a ride to the airport or pet sitting.

In addition, being a source of assistance was important and engendered feelings of being worthwhile and needed. However, those interviewed were also clear that there is a difference between offering assistance and being a caregiver for others, which was not a role that people expected within the shared communities.

We were surprised to find many in these communities are introverts, as several residents had taken personality inventories. One of the women offered an explanation: “For introverts it’s perfect, because you go in your house and you can be in there as much as you want, but when you come out, you don’t even have to go make friends somewhere.”

There were many norms around interactions to manage the public-private spaces. In one community, for example, sitting on the front porch meant that you were available for conversation. If you sat on your back porch, however, others did not bother you. The opportunity to have close relationships with others, but also have individual space, is an important element of SCCs.

Living and learning

From our time at the shared communities, it was clear that living in a shared governance, communal housing arrangement provided opportunities for growth. People described being more patient, open to new learning, having vitality and valuing multiple perspectives. These experiences are consistent with the gerotranscendence theory of aging. This theory suggests that as a person grows older, it is possible to “transcend” or move beyond previous understandings and gain new perspectives on fundamental existential issues, the meaning and importance of relationships, and definitions of self.

This type of community is not for everyone, though. Although some shared community units are moderately priced, with a one-bedroom home for under $100,000, many are very costly, with some well over a half a million dollars. Also, a person must be willing to work, as the shared areas require maintenance. And, residents are expected to serve on governance committees.

Like all living arrangements, these communities have their promoters and detractors. But for those who value community and may be interested, current senior cohousers recommend that you don’t hesitate – do your research, and go visit one for a few days.

Gracewin set to open 41-unit senior living cooperative in Bemidji

Gracewin Cooperatives' upcoming project in Bemidji promises to provide security and a vibrant community for senior residents, while also addressing the city's housing needs.

BEMIDJI — A new housing project is coming to Bemidji, one that promises to provide a

vibrant lifestyle and a way for residents 55 years and older to stay in their communities as

they age.

Gracewin Cooperatives was recently given planning approval for a 41-unit senior living

cooperative, which the company hopes will bring a model of living to Bemidji that combines

the benefits of home ownership and a close-knit community with a maintenance-free

lifestyle.

While senior living cooperatives are common in metropolitan areas like the Twin Cities,

Gracewin shared its commitment to providing the same opportunities to aging populations in

greater Minnesota. It’s already opened one senior cooperative in Baxter, Minn., and is in the

process of opening a second in Northfield, Minn.

“We’re excited. This type of housing is unique, and it’s something that’s been reserved

mainly for people living in the cities,” explained Lisa Anteau, Gracewin’s head of sales and

marketing. “It’s a really great model where seniors can come together and have a good, safe

place to live as they age.”

The three-story senior living cooperative will be built in the southern part of the city, not far

from the shores of Lake Irving, and will feature a wide range of amenities including heated

underground parking, a community room, an outdoor patio and even a wood shop.

And, just like owning a home, living in a cooperative provides similar security and benefits,

according to Nate Anderson, Gracewin’s director of operations.

“Just like a home purchase, you’ll gain equity as you live there, at a 1, 2, even up to a 3%

rate in a limited equity model,” Anderson said. “It’s a safe way to invest your money.”

Anteau explained that residents purchase a share in the cooperative that’s considered

personal property, not real estate. It gives them exclusive rights to their own unit and

community ownership for the rest of the building.

“A key part about cooperatives is they are 100% owned by the members who buy into them,”

she shared. “(Residents) reside in their units, and they have exclusive rights for that, but

they are a part owner in the building: every stick of furniture, every plate, will be owned by

our members.”

For Anteau and Anderson, this arrangement provides residents with security and an

investment in their community, something that they explained is integral to cooperative living.

“It’s about building a community,” Anteau said. “It’s very easy to step outside your door and

have coffee with your neighbors or enjoy the amenities. It’s designed for that.”

During development, Anteau explained that garnering community interest is critical. With its

current project in Bemidji, Gracewin hopes to get 50% of its occupancy committed before it

breaks ground.

The process for committing to a cooperative involves a $500 reservation deposit, which is

fully refundable at any time and comes with an assigned priority number. The number

determines the order of unit selection and later the order of notification when a unit becomes

available.

“Once you’re at the top of the list, essentially anytime anything opens in the cooperative

you’re notified and you have the option to buy that unit,” Anteau said. “People can say ‘I’m

not ready to move in, I want to stay on the lake another few years,’ (but) the critical thing is

just getting in line early.”

Easing the housing strain

Anderson explained that a senior living cooperative isn’t just designed to benefit its

residents, but the broader community as well.

It does this in part by providing a way for aging citizens to stay near where they live, but also

by opening up housing as residents move into the building.

“As you have people start to commit to living in a cooperative, that opens up homes

throughout the (housing) spectrum,” he shared.

If someone living in an expensive lakeside property decides to move into the cooperative,

their home can enter the market and become available for someone living in a more

moderate house to purchase, and so on down the line.

“It’s a chain reaction, all the way down to apartments,” Anderson said. “Maybe there’s

somebody who’s only rented that now has the chance to purchase a starter home and begin

their ownership journey.”

Living cooperatives are also designed to remain affordable, while still accruing value for their

owners, through the use of the limited equity model.

Rather than the large jumps in value possible in real estate, the steady growth used by

cooperatives keeps them from becoming unaffordable to new buyers. This also helps keep

demand high, making the model sustainable for decades.

“Cooperatives have been around since the late 1970s,” Anteau shared. “The very first senior

living cooperative was developed in Minnesota, and it’s still vibrant and thriving.”

When It's Time to Make a Change

This week of the year always feels a little bit strange; almost like being in limbo. It’s a time that we’re focused on the closure of another year and ushering in a new one. For many, it’s a time of reflection on what has been and what is to come. This reflection often leads us to the realization that we need to make a change.

CHANGE... One of the heaviest words in our vocabulary with the weight of its expectations, and one of the most difficult things to achieve.

During the course of the past year, I’ve been fortunate to speak to hundreds of potential Cooperative members in person, on the phone, and electronically via email and chat. In that time, I’ve listened and learned many things from them, for which I’m very grateful.

Here are a few of those kernels of wisdom that have inspired change in me, which I hope are also helpful to you!

Be purposeful with your possessions.

Things don’t get easier to let go or downsize with time – quite the opposite – they become more burdensome! If you own things that aren’t being used, whether it’s clothing, furniture, décor, or items that were gifted to you, it’s time to let those things go. Many current and potential Members have said this is one of the hardest things they’ve had to do, especially when they learn that their kids don’t want any of it. I’ve learned to preserve things of sentimental value in my memories, or in some cases digital photos that don’t take up physical space. It’s important to me that I don’t pass this burden along to my own children; to sift and sort through and make the painstaking decision on whether to hang onto every kitchen spoon and chair. Sell, throw, or donate on a regular basis.

Experiences make great gifts.

Having just lived through the “what do you get the person who has everything they need” debacle at Christmas, this lesson has been particularly valuable. How many times have you been asked who gave you a particular item, and you couldn’t recall? I’ve started to focus my gift giving around providing experiences for my friends and family to enjoy, such as concert or theater tickets, art classes, or even travel. The creation of new memories is the gift that continues to give throughout our lives.

Time is an UNrenewable resource.

We are all busy and life moves rapidly in our always-connected world. We all carry a computer in the palm of our hands in the form of a cell phone, and this is a distraction like none that has ever existed before it. Time is the greatest casualty of our era, and the most priceless commodity. This is a daily battle and a work-in-progress for me personally, but one that has become more top of mind. I want to be in the places and with the people that matter the most to me. If you knew today was the last day that you had to live, how would you spend it?

Be strategic with how you spend your energy.

Similar to time, energy is a resource that isn’t infinite, particularly as we get older. I’ve realized that in order to continue to live a long and fulfilling life, more time needs to be spent on building physical strength, challenging myself to learn new things, and remaining adaptable. Movement and activity are not optional, because if you don’t use it…you WILL lose it! There will be trade-offs, and this is by design.

This is why we plan for retirement; there will come a time when we can’t live a meaningful life outside of a full-time career because our energy levels simply won’t permit it. The same can be said about maintaining large homes, full schedules, and more “stuff”.

What I’ve learned is that the decisions around determining what is worthy of your energy (and time) should offer you contentment, fulfillment, and peace. Oh, and if it eventually means less house and yard work, that’s okay with me too!

Gracewin Living Offers New Living Option in the Lakes Area

BAXTER — Gracewin Living, which opened this summer, is offering a different residential model for the area as residents are owners in the cooperative.

Gracewin describes itself as being dedicated to active, aging adults who are 55 and older.

Ken and Judy Brooks, who live in the area, took the tour after Gracewin opened this summer, finding different items of interest including a much liked indoor car wash in the underground parking area. They said the facility turned out nicely. Other homeowners, who previously expressed interest in the design, said it took a lot of the worries of home maintenance away.

A water theme is visible throughout the three-story building with artwork and colors that tap into the lakes area. Gracewin officials noted they understand a number of their residents are likely leaving lake homes as they look for housing options within the area that no longer require hours of work for mowing and home upkeep. For residents, elevators provide access to each area and on cold or hot days, spaces dedicated to hobbies or activities are all under one roof.

At the end of November, Lisa Anteau, head of sales and marketing, said there were 14 units left in Baxter and the development’s occupancy was at 70% with 32 units sold. Anteau said no two units in the facility are exactly the same so people visiting each other won’t see the exact same design in their neighbor’s home with different treatments for bathroom tile or kitchen backsplashes.

Gracewin Living is on Glory Road, not far from Walmart. It has multiple design options in its cooperative living, allowing residents to choose their living space. Floor plans are named for birds. Gracewin reports units Wren, Cardinal, Starling and Warbler are sold out with a couple to a few units left of the Sparrow, Bluebird and Chickadee, which range from about 1,000 square feet to 1,251 square feet. The cost of the Chickadee is $154,000 and the cost of the Sparrow is $306,500. The largest style of units remaining, listed recently as six on the Gracewin website, had six units left of the Goldfinch, with two bedrooms and two baths for 1,191 square feet.

Anteau stated the monthly fees range between $1,142 and $2,074 and include all of their living expenses like master mortgage, taxes, insurance, utilities, high-speed WiFi, management, maintenance, and reserve — everything except landline phone and cable TV, if that is desired by the occupant.

U nits have walk-in closets, washers and dryers, dishwashers, balcony or patio with Gracewin members having the option to customize residences. Gracewin has an online map to show prospective buyers where units are still available. There is one guest unit which Gracewin members can utilize for visitors. Pets are allowed, up to two per unit with each weighing up to 25 pounds.

Beyond the individual housing, owners have multiple shared spaces, including a meeting room with conference table, a room for hobbies they call a Creator’s Space, a spacious fitness center and trash/recycling chutes on each floor of the three-story building. Members can reserve the conference room. There is also an outdoor pickleball court.

A third floor Sunset Lounge has a rooftop terrace, a lounge, pool table and a golf simulator.

The underground heated parking area includes the car wash and a woodworking shop. Owners have a parking space and there are storage units there as well. A back patio overlooks the natural landscape, and provides a large space for gathering or grilling along with a fire pit and two seating areas, including a lawn swing.

On the first floor, there is a fireside lobby and then a larger fireside lounge with a puzzle table and library. Another patio is at the front of the building near the main entrance. Just past the main entrance there is a community room with kitchen and dining area that leads out to the large back patio space. Gracewin notes a lot of people downsized from substantial homes to make the move, so the extra community spaces provide more room and gathering places for the book or wine club as well.

An office for the property manager is just off the main entrance by the lobby. The facility is managed by Ebenezer.

People who buy in are owners in the cooperative and have a voice in how the facility operates. They have a board of directors and members vote, needing two-thirds to pass. Gracewin reports cooperative members have the tax benefits that come with ownership and have guaranteed earned equity for each year they live in the cooperative. The unit and grounds maintenance is handled by property managers. The monthly fee residents pay includes their mortgage, tax, utilities, building repair and grounds maintenance. A barcode on the windshield opens the doors for the underground parking with one way to enter and one to exit.

If a person wishes to sell, Gracewin’s goal is to have a substantial number of people on a reservation list to make that an easy process, giving first options to existing owners in the facility.

Busting the Myths of Cooperatives

Gracewin Living Cooperative is the first of its kind in the Brainerd Lakes area, and there are often misconceptions about what this lifestyle is all about. In this post, we are going to address some of the most frequent.

MYTH: You pay monthly “rent” in a cooperative.

REALITY: Residents in the cooperative are owners (referred to as members), and those members incur expenses for living in the cooperative the same as they would in their own home (taxes, utilities, insurance, etc.). The difference is that these expenses are shared amongst ALL members, which makes cooperative monthly fees very comparable, and in some cases more affordable than individual home ownership. All members share in the cost of the master mortgage, insurance, taxes, utilities, repairs and maintenance, costs for professional staff, reserve funds, and amenities. These expenses are bundled together in one easy payment for the member, while the property manager makes sure that all vendor payments are processed accurately and efficiently. Cooperatives operate at cost – for the benefit of members – without a landlord in the picture that needs to make a profit. In fact, the cooperative is set up as a not-for-profit organization. This helps to provide long-term stability in monthly fees, as they typically only go up when costs increase. Cooperative members can file for a homestead exemption, deduct mortgage interest on their income taxes, and take advantage of capital gains exemptions when selling their shares just like they could with their single-family home. Additionally, members enjoy all common space areas and amenities that they may never invest in as an individual homeowner while enjoying the richness of community life.

MYTH: Cooperatives are like nursing homes.

REALITY: Nothing could be farther from the truth! Cooperatives are age-restricted (55 and up in the case of Gracewin Living) but are very different than assisted living facilities and nursing homes.

Active Lifestyle: The typical cooperative member is an active and on-the-go person who desires a housing solution that meets their current and future needs in a place they are proud of, they enjoy spending time in, and simplifies their home responsibilities. Changing housing needs in this stage of life may include wanting more freedom to travel and enjoy life, “right-sizing” their home after their kids have grown up and moved out, or fulfilling a desire to free up time and energy from the burdens of home upkeep and repair. For those that have not yet entered their retirement years, it provides more opportunity for leisure and social activities while at work, and provides flexibility for those with careers that require business travel.
Planning for the Future: Members of cooperatives live independently without any of the services offered by other types of senior housing, however, looking forward and planning for a time when more physical ease may be required, these communities truly stand out. In this case, cooperative living communities offer more accessible homes with wider doorways, no stairs, and safety bars in the bathroom, allowing residents to remain in their own home more comfortably for years to come.
Social Connections: There are many members that crave social connections, opportunities for activity, and a sense of community among a group of peers, which is a vital part of the cooperative living model. Cooperatives offer many opportunities to build meaningful relationships, find a sense of belonging and overcome feelings of isolation that seniors sometimes face when living on their own.
Preserve Assets: Unlike costly assisted living and nursing home fees that require a spend down of assets and range from $4,500 - $13,000/month to reside there, cooperative living helps preserve assets as an owner with significantly lower monthly costs. When leaving an assisted living facility or nursing home, what you have spent there is gone. When leaving a cooperative community, your share investment is returned with equity earnings.
Your Voice Matters: In a cooperative community, the members are the decision makers with each resident having a voice in all cooperative decisions, whereas assisted living and nursing home facilities delegate decisions of finances, care, programing, and the like to governing agencies and businesses. In a cooperative, YOU make decisions as to how the cooperative operates with the guidance of the elected Board of Directors, made up entirely of member residents.

Whatever the reason, satisfaction rates among cooperative members tends to be excellent and turnover is extremely low for this style of housing.

Myth: Serving on the Board of Directors is like serving a prison sentence, you can’t wait to get out!

REALITY: Often, members come into cooperative life having experience in dealing with associations, or perhaps even serving on a Board of Directors in a past life. In some cases, these experiences were challenging and resulted in a whole lot of extra work. Cooperative board service is somewhat different due to the presence of professional property management and staff. At Gracewin Living, the cooperative has retained Ebenezer Management Services for this purpose, and they not only staff the front office and ensure the cooperative building maintains its beauty, but they also perform functions such as paying bills, collecting member fees, managing banking, securing bids, managing vendors, and preparing budgets and tax statements for members. In smaller associations, many of these jobs would fall to the Board of Directors, however, in a cooperative these more time-consuming daily activities are handled by property management, providing Board members with the information and resources needed to steer the cooperative easily and make informed decisions. .

MYTH: Cooperative living is like being in an apartment complex.

REALITY: Although Gracewin Living is a multi-family building, the differences from an apartment complex are profound with the residents of the building having complete ownership. This translates into a more respectful and less transient population of people living in the building. Turnover in a cooperative averages in the low single-digit percentage per year, and typically only occurs when necessitated by changes in health. Cooperative members continue to enjoy the tax benefits and equity gain of home ownership while benefiting from the ease offered by an ADA compliant building. In fact, in a study including more than 1,200 cooperative owners from 2010 revealed that many owners would have made the move sooner if they had a chance to do it all over again!

Share Purchase on Behalf of Another

Are you considering buying into a cooperative to expand housing options for your aging parent or family member? If so, Gracewin has answers to common questions which highlight your ability to preserve your investment while supporting the independence of the resident member.

Can I make the share purchase on behalf of my family member?

Absolutely! We are happy to walk you through the process, which involves a simple agreement being completed. As a share purchaser, you do not have to submit to the normal application, income and background screenings that prospective members are required to complete.

Is this the same as sub-leasing?

No, it is not. In this situation, the agreement specifies that the person purchasing the share on behalf of the family member will not be the one residing in the home.

What is the process to purchase the share for a family member?

The process is very straightforward. A simple 3-page agreement is signed by the Cooperative, the family member purchasing the share, and the person that will be occupying the residence (the Member). The Member that will be occupying the residence will be required to pass the income, credit and background screens required by the cooperative.

Do I get to vote in Cooperative elections and other voting matters?

No. The voting rights would be reserved solely for the Member that is in residence in the home.

What happens when my family member passes away?

If your family member living in the cooperative passes away, then as the Purchaser you would have the sole and exclusive right to receive the proceeds from the sale of the cooperative share, less any deductions provided for in the Bylaws or Occupancy Agreement.

Will my name be on the Membership Certificate?

At some point in everyone’s life when our possessions have outlived their usefulness, or when we leave our earthly home, the “Great Organization” must take place.

This is the unavoidable exercise of rationalizing our belongings to our current state. For some people, this happens over time and in stages. For others, the responsibility falls to a surviving spouse or their children after they are gone. But…what are the advantages of this end state? It turns out, quite a few.

Declutter & Organize

According to Miss Minimalist, Francine Jay, “Your home is a living space, not a storage space.” As we accumulate possessions over the years, these troves of sentimental treasures and wonderful deals can get to a point where they begin to interfere with living, creating obstacles to navigate around, extra cleaning and clutter.

By clearing out rarely-used items, your living space and level of effort to maintain your home will be more manageable. Closing In for Winter

Every day brings us one step closer to opening and further progress on construction

A blanket of snow covered the Gracewin building site this past week, as the construction crews soldiered on - both inside and outside of the building. With the roof completed, the windows installed, and the brick work finished, crews will move their focus to siding installation, curb and gutter work, and the installation of patio doors as this newsletter goes to print.

If you’ve driven by you may have observed the finishing touches being put on the framing of the roof over the entry foyer, or noticed crews high up on the 3rd floor framing the deck of the Owner’s Lounge in preparation for the roof’s rubber membrane.

Share Your Vote

We are currently working to finalize the building’s interior signage and decorative window to the hall from the Owner’s Lounge. And so, we turn to you. Help us choose the name for this highly-anticipated destination in the cooperative; especially at this time of year when the normally green view has been painted brilliant yellows, oranges, and reds.

Speaking of views, the future Gracewin Pond has been excavated on the west side of the property, and is ready to begin collecting rain and snow for the future enjoyment of the many furry neighbors that are frequently spotted in the natural settings of the property.

Other Work in Progress

Inside the building, the 3rd floor is brimming with activity, as well as cables and wires, as folks from the mechanical, electrical, and plumbing trades are hard at work. They are starting at the top floor and journeying downward toward ground level, where they will complete their work. Pre-rocking is being done for bathtubs in residences on the 3rd floor as we speak.

On the planning side, the Gracewin team is working to make final selections on the furniture, fixtures, and artwork that will compliment the unique plank flooring and beautiful tile selections that will outfit the cooperative once construction is complete. Our interior design firm Aptura has done a wonderful job selecting furnishings that will offer no only a warm, upscale appearance, but also comfortable, functional, and durable pieces that will last.

Baxter Contractors are Hard at Work

Have you driven by the building site on Glory Road recently? If not, be prepared for quite a few developments, as construction is in full force and things are changing on a daily basis!

Perhaps you are envisioning yourself driving out of the underground parking on the East side to a sunny day on your way to the golf course or an impromptu lunch with friends? As the concrete work extends further around the footprint of the building, we’re literally beginning to see Gracewin Living take shape! With the retaining wall on the North side of the property in place and the footings poured and buried, what we’re seeing now is the methodical creation of the walls of the underground parking structure.

A Busy Site

Construction phasing is often a fun time for drive-by visits to see the building progress. However, this area in the coming weeks will be increasingly busy as more contractors and material deliveries enter the area, as well as other work on Glory Road itself and neighboring construction on North Central Medical Supply.

While typically we encourage you to take a drive by to watch us grow, at this time, we ask that all observers wait until after the 4th of July to take another drive-by visit. This will help reduce congestion in the area and maintain efficiency for construction teams. We will continue to post progress photos on our Facebook page at www.facebook.com/gracewinliving so you see what is happening. And, soon we will be framing upper levels so you can see the building from a block away.

Interior Finishes

We have also now successfully concluded our home finishes selection period, where our current and future shareholders had the opportunity to personalize their homes with choices from our interiors packages. This was a fun but intense exercise for many of our shareholders, several of whom have been in their current homes for many years. We thoroughly enjoyed hearing about everyone’s likes (and dislikes) and “must haves” as we helped our shareholders navigate through flooring, tile and other finishing choices. Some shareholders came to their meetings with measurements for their furniture, and even catalogs of items they intend to purchase for their new space. All we can say is that there are going to be some gorgeous homes at Gracewin, and we cannot wait to see the final results!

For Reserve Club Members (current and new) who purchase their homes after May 31st, interior finishes for all units will be selected by the Gracewin team in order to meet construction timelines and provide the necessary lead time for ordering supplies. We will be applying a variety of finishing styles to the units that remain available, as well as adopting the most popular modifications made by shareholders thus far. Shareholders who complete their purchase after May 31st will have the option of choosing floor plans, but not finishing options for that unit.

Gracewin Breaks Ground on Baxter Development Project

The stage was set with a spot cleared on the site mere moments before the ceremony was to begin, thanks to the quick work of Pratt's Excavating team. They will be responsible for grubbing and grading the site this fall to make way for building construction.

Light snow fell as bundled guests gathered to witness the start of a development for senior living in Baxter.

For a Staples couple, Tony and Joey Walthall, Grace win provides an answer for the next stage of their lives together. “I like the location. I like the ease of living like this after all these years,” Joey Walthall said, noting they now have a large six-bedroom house in Staples. “It’s just time to have things a little easier. … The fact that you are able to individualize your own place was really important to me. You want to make it yours.”

Their home for the last 50 years has been a six-bedroom house they built. They have great memories of their life there and noted it will be hard to leave, but they will no longer have to worry about pipes freezing in the winter or any of the upkeep.

“We are just at the stage where we are ready to move on,” she said, adding as a walker and as nature lovers, the location in Baxter was attractive. “I love this location.”

Other amenities, from a workout room, recreation and a guest bedroom were all positives in looking at making the move. And for Tony Walthall, the heated underground parking garage was also at the top of the list. In addition to the parking area, the lower level includes a woodworking shop, car wash and storage space for residents. Since wildlife and the nature setting was important, the Walthalls picked a unit with a view of the wetland.

“I think you kind of know when it’s time,”

Joey Walthall said, noting if something happens to one of them, the other wouldn’t be left out in the country by themselves.

Ralph and Dawn Mykkanen of Baxter also plan to make Gracewin their new home. They said the appeal came from the cooperative model allowing them to own their own place while leaving behind the upkeep. “It’s time to move out of our split level home into something that is more accessible,” Ralph Mykkanen said. He said they wanted to downsize but stay in the area. Dawn Mykkanen said it was time to leave all the outside work that came with owning their home.

Nate Anderson, Gracewin Living Cooperatives president, said it’s a group effort with a project like this and he thanked the area companies, organizations and the city of Baxter in welcoming Gracewin to the community. He said everyone involved has worked together to make it work, which is the heart and soul of the cooperative living model.

This is just the beginning, Anderson said. “We’re looking forward to it. … I’m eager for the journey that lies ahead.”

Clapping muffled by mittens came from those gathered to listen to remarks Thursday on a chilly, breezy Thursday at the building site. With the wind, temperatures felt more like January and 20 degrees than November. A small clearing was made for chairs and speakers surrounded by the still standing trees on the wooded lot.

“It’s like a Hallmark movie out here,”

said Matt Kilian, Brainerd Lakes Chamber of Commerce president, getting laughs from the group as snowflakes fluttered in the air. “I betcha it will end well.” Kilian noted Tyler Glynn, executive director at the Brainerd Lakes Area Economic Development Corp., was one of the first to pull people together to talk about the Grace win proposal. Kilian noted local contractors involved in this project are going to keep the money in this community.

“Anytime that people are willing to make an investment that brings people into the Brainerd lakes area, that gives them a place to call home is great,” Kilian said. “... Housing is such a critical issue and a critical need to our community.” Kilian noted the cascading effect when people move into facilities like Gracewin, that opens up more housing opportunities within the area to bring new residents in with housing for the workforce.

Baxter Mayor Darrel Olson joked because of the weather he was going to pare his words down to about 30 minutes. “We’re excited about being a part of this day,” Olson said. “We’ve been excited about the whole process because it has gone so well…. There has been a pent-up demand and interest in this kind of development. One of the parties was just telling me they’ve been waiting for this for a long time. … I know that finding the right housing for seniors in Baxter has been a little challenging and in talking to the other developments that have happened and are open — they are full.”

Olson said one individual reported to get what he wanted with two-bedrooms would mean a waiting list of nearly two years. Gracewin will be more unique, Olson said, because residents will be owners with a say in what happens.

“We think this is really going to be a good fit within the city of Baxter,”
Mayor Olson said. “And this facility will allow people to be very, very active community members.”

The facility plans to include a pickleball court and a golf simulator, rooftop patio, fitness center, creator’s space, guest suite, fireside lounge, community room with kitchen, community patio with fire pit, barbecue grills, walking trails, and seating pavilions.

Total development cost is listed at $14.15 million. Construction is slated for completion in April of 2023. Share prices for resident ownership range between $234,000 and $350,000 with buyers putting down 50% to secure their share. A monthly fee then covers the master mortgage costs, insurance, taxes, utilities, repairs and ongoing maintenance. Gracewin reports a flexible down payment and monthly fee options for shareholders.

The project architect is Nile Inc. Valint Construction Services, Fargo, North Dakota, will serve as general contractor. Corey Wickham, owner and president of Valint, grew up in Brainerd and still has a place here. Wickham said they plan to clear the site this winter and will start foundations in March and start construction in June. Valint is working with local contractors for the work.

“It’s very symbolic for me to be part of this project,” Wickham said. After the presentation, Wickham said they hope to be far enough ahead of the schedule that they won’t run into supply chain issues and he noted things seem to be moving better through the ports now.

ABOUT GRACEWIN

The residences offer one- and two-bedroom units that are handicap accessible with an open concept floor plans, en suite master baths, walk-in closets, in-unit washer and dryer, dishwashers, breakfast counter, balcony or patio, a community guest suite, options for upgraded finishes and walk-in tubs available.

Investors can select cabinet, countertops and flooring options during construction. Units ranged from 921 square feet for a one-bedroom, one-bath called a Wren; to 1,375 square feet for a two-bedroom, two-bath called a Warbler. All the units are named for birds. Amenities include a main room, meeting spaces, front and back patios, fireside lounge, community room and kitchen, mail room.

The wooded site was platted for townhome development but the townhome lots there were never built. A wetland to the north connects with Perch Lake. Retail and restaurants are all nearby along with walking trails.

Residents of the cooperative own the property and are the investors in it, similar to condominiums. There will be a lot of greenspace on the property. The development is open to residents age 55 and older.

Create a living, dynamic community that reflects you!

One of the beautiful things about housing cooperatives is that no two will ever be the same. There could be two identical buildings right next to each other that have all of the same amenities, but I would be willing to bet that if you toured each one of them, one would stand out to you more than the other. Why? Quite simply, it is because different people live in them. That may seem silly, since you may not even meet the residents on your tour. However, it is the members of the cooperative that create the character of the premises!

Founding Members

Founding Members (the first, original residents of each residence who have made their investment prior to the start of construction) have an enormous influence and ability to truly shape the culture, community and character of the cooperative to make it their own.

Giving Spaces Unique Purpose

Community spaces within the building are designated for a wide variety of interests, but how you use them will be unique. The building itself is just the framework from which you build upon. Will the Creator’s Space or Hobby Room be used for quilting, painting, pottery, recycling greeting cards, putting puzzles together, something else entirely, or a little bit of everything? Is there a purpose not yet provided for in the building, such as a library, space for puzzles or model trains, that perhaps would find a home in the third floor social room?

All Your Favorite Toys to Work With

Are you a wood worker? What kind of equipment will you want in your wood shop? If you already have tools you love, you don’t have to give them up in an effort to downsize. We welcome you to bring them with you to store in the wood shop (within reason and as space is available). In the February issue of Gracewin Living, Lisa walked us through a visit to a cooperative in Roseville, MN where their members built beautifully constructed book shelves for their library. Once in place, other members filled those shelves with books they contributed for the enjoyment of all residents. What a beautiful idea and sense of community teamwork and pride.

Enjoy Digging in the Dirt

Perhaps you have a green thumb and are wondering how you can utilize it in a multi-family housing setting. There will be raised community gardens available on the site to use, and the Founding Members with the Board of Directors will get to decide how to allocate them to the members. Will each residence be allocated a designated garden space, or will the cooperative work together and plant and care for the gardens as a team?

Want something growing closer to home? Don’t forget your large balcony or patio is a great place to grow flowers, herbs, strawberries, or my personal favorite, a few tomato plants. And on a balcony, the rabbits definitely can’t reach them!

A Gym You are Passionate About

The fitness center is another space that varies a fair amount from one cooperative to another based on how the residents want to use it and what type of equipment they prefer to use. Maybe your cooperative will organize classes or group activities to make fitness more social, or maybe some residents recovering from medical procedures just want some quiet space to do some physical rehabilitation on their own. Either way, the fitness center can accommodate your needs, whatever they may be.

As part of the building construction, there is a budget set aside for equipment in this space. As a Founding Member, you get to choose what your fitness center looks like, what type of equipment is in it, and how it operates.

Bringing a bit of home with you

For all of Gracewin’s community spaces, we understand that individuals may have personal equipment they may like to bring with them to their new residence. We would like to accommodate this when possible, so once a Board of Directors is elected, we will consult with them during the construction stage to determine what might be planned for the spaces and what still needs to be purchased to fulfill the anticipated needs for all the residents.

Recognizing Your Mark at Gracewin

As you can see, Founding Members have the opportunity to make many decisions to help shape the community lifestyle and make their mark in the cooperative. Gracewin recognizes the importance of these founding members and will commemorate them on a permanent Founder’s Stone, placed prominently at the entrance of the building. This monument will recognize your contributions for many years to come.

A Place for Everything and Everything in its Place

Ideas for down sizing and decluttering your home.

Ever since becoming a homeowner, there is one day every spring that my family eagerly awaits. It’s not fishing opener or baseball opener, or anything fun for that matter; but, we look forward to it nonetheless. It is city Clean-up Week! Every year in the first week of May, the city in which I live will accept almost anything on our usual garbage day at no additional charge, with no quantity limits. We can clear out all the junk we’ve accumulated over the last year and no longer need or want - especially great for items that are too large to place in the garbage bin.

In our case, we don’t wait until spring to find all the items we want to part with, we do it throughout the year and store everything in our garage. (I’m not saying this the best plan, but it is what works for us). It is unreal how quickly it piles up. So, the feeling of having an empty garage after they take it all away every year is almost magical. One day, I’m hoping we may even be able to park two cars in our garage as it is intended!

With spring cleaning on our minds and future shareholders preparing to move, our team wanted to share a few tips and tricks (and invite you to share your ideas with us too)! Whether you are at the stage in your life where you need to downsize, or just want to free up some space like me, a great place to start is to clear away the clutter. There are different means and methods to get the job done - you just have to find one that works best for you. Here are some of the more popular methods out there:

Post-it Note or 4-Box Method

For this activity, you will need 4 different colored sticky notes and/or 4 empty boxes, depending on the size of your items. Designate a color of sticky note for each of the following categories:

Keep
Donate
Trash / Recycle
Sell

Mark each empty box with one of the corresponding sticky notes, and write the appropriate label on the sticky note so there is no confusion. As you sort through your items, place the appropriately colored sticky note on the item to designate what you want to do with them, and/or place them in the appropriate box. Once all items are marked, follow through – donate, trash, sell, etc. This is a great method to use if you have some helpers – the process makes it clear what they are to do with each item without having to ask questions and risk the chance of changing your mind.

Konmari Method

Marie Kondo is a tidying expert, bestselling author, and star of Netflix’s hit show “Tidying Up with Marie Kondo”. Kondo’s method involves putting like-items (books, clothes, etc) on the floor, then touching them one by one. According to Kondo, if the item doesn’t “spark joy” as it is touched, you should thank the item for being part of your life and then donate it or throw it in the trash.

One-A-Day Method

With this method, you need to start by knowing what the date is. On the 1st of the month, you commit to getting rid of one item (by donating, trashing or recycling). On the 2nd of the month, get rid of 2 items, and so on. May has 31 days…if you can you meet the challenge, you will remove 496 items next month!

Closet-Hanger Method

This is a great way to clean out your closets! Face all of your hanger hooks away from you. Once you wear an item, turn the hanger hook towards you. After 6 months (or a time frame you choose), donate any clothes that are still facing away, because you haven’t worn it, and it is just taking up space in your closet.

Organize and Digitize!

Papers and files can take up a surprising amount of space. Many places now offer online statements and billing. Using those services can help with the amount of incoming mail from getting out of control. A great way to de-clutter the paperwork you already have is to turn them into digital files that fit on a small little USB drive, CD, or even better…save them in the cloud! Papers and photos can be scanned and saved on your computer, or you can simply take a photo of them with your smartphone. (Just make sure it is backed up so if your phone breaks you don’t lose your information.)

Not sure how? This might be a great opportunity to have a bonding experience with a tech-savvy child or grandchild. Don’t forget to keep tax-related paperwork for 7 years, and keep vital documents (birth certificates, etc) in a safe place, preferably a safe-deposit box at the bank so they don’t take up space in your home.

Ask Yourself the Hard Questions

It can be hard to part with possessions, after all, you have them for a reason. But there are many times as our lives change, we hold on to items that are no longer useful and there comes a time where you just need to part ways with them. How do you know what to get rid of? Try asking yourself these questions:

Is the item in good repair and functional? Letting go of things that are broken, chipped, worn out or otherwise not in great condition can be a good starting point.
Does it have sentimental value? Would a photo of the object suffice to maintain memories, while allowing you to part with the object itself? Would a family member or loved one want it?
If you are planning on moving, will the item fit in your new home? Ask yourself not only if it will physically fit, but also will it fit into your new lifestyle in this new home?
Have you used the item in the past six months? The past year? The past five years? When will you use again? If you are not going to use it again, don’t allow it to take up your valuable space.
When the time comes to use it again, will there be an improved model more benefiting to you? Maybe it is time to sell or donate current model, then upgrade when you actually need it again.
Do you have items that you purchased a long time ago for a single, specific purpose (those specialized tools come to mind)? Look to see if there is an option to rent next time you need it. If so, sell or donate your item and rent it next time – renting is more cost effective and alleviates the need to find a place to store it when you are done with it.

Whichever method (or methods) you choose, please remember it is perfectly acceptable to ask for and accept help with the process from family, friends or even a professional organizer. If you make it a family event, you can enjoy the memories together one last time, take lots of photos to remember special items, and then move on knowing you now have space in your life for new memories to be made.

Safety and Wellness, Co-op Style

Almost a year ago to the day, I stood in my kitchen and stared uncomfortably at the bags of groceries that had been brought into our kitchen by a masked grocery delivery person. Several thoughts were racing through my head at the time. Should I spray the bags with Lysol? Wipe the items down before placing them in my pantry? Should I wear gloves? And finally…am I crazy for even thinking these things? My views of what was safe and good for my health, and that of my family, had abruptly changed - and I wasn’t alone.

As you move toward a changed lifestyle in cooperative housing, I know your mind is running with questions as well. How will safety and security of my home differ from what I know now? As we move past this era of Covid, how will my health be protected and what can I expect in terms of wellness?

Here are the answers to this very important and timely question.

Clean Space, Fresh Air, and Quiet Enjoyment

The maintenance staff will provide regular cleaning and disinfecting of surfaces throughout the building on an established schedule. The building will feature touchless entry, which helps minimize surface contact and promote ease as you come and go from both your residence and the cooperative itself.

As a resident of Gracewin, you will benefit from the modern advancements in heating, ventilation, and air conditioning (HVAC) systems that improve our air quality and help us all breathe easier. It may be hard to believe, but you may actually have cleaner air at Gracewin than you will find in a typical single-family home!

Each residence will have its own independent air exchange routed directly to the outside of the building, and that air will not be shared with other residences. In common areas of the building, air will be filtered and purified to help reduce the chance of spreading or catching germs while using community spaces. Modern HVAC systems do more than just warm or cool a space – they also regulate the humidity level and clean the air of dust, allergens, pollutants and germs.

All of the mechanical equipment to support your residence is located outside of the building, and will be accessed by maintenance from your patio or balcony. This saves valuable space and helps provide a more quiet environment.

To further enhance the peace and serenity in your home, floors will include Soundmat as part of the under flooring to effectively eliminate vibration (television or radio) and impact (walking) sounds. ( see Flooring Section illus t ration below ) Walls between units have a double framed system with insulation, gypsum, and an air space to cut off noises between residences. ( see Double Wall Section illustration below ) Add to that our design for 1” insulated glass windows, and you will enjoy energy efficiency, as well as further ability to keep outside noises at bay.

S afety and Security

You can be assured of your physical security thanks to locked, secure entrances at both the building and the underground parking structure, which will only be accessible by a key fob or sensor sticker on your vehicle. Visitors will be required to use the directory and intercom system at the main entrance to gain entry.

Your residence, as well as the building overall, will be equipped with a modern sprinkler system that is individually-metered and provides automatic notification to the fire department if the system has deployed. The added shear walls between Gracewin’s residences shore up the building for added strength and wind resistance. The concrete floors, walls, and ceiling of the underground parking garage can act as a storm shelter and provide a safe haven in the event of a serious storm or tornado to provide additional protection.

Your Return on Investment

Unlike when you own your own home, getting OUT of a cooperative is far easier than getting INTO one, largely due to the likelihood of waiting lists for this type of housing. Many cooperatives across the state have waiting lists equal to their full occupancy or more, and timelines run as long as 9-12 years! But this high-demand aspect of cooperative life becomes very beneficial when the time comes to sell your share.

Simplified Resale

Typically when you sell a residence there is a lot of work and expense due to various fees and commissions, not to mention paying for repairs and maintenance identified through inspections, or work that may be necessary to get a home ‘market ready’. These expenses would not apply in a cooperative, since this is not a real estate transaction, resulting in thousands of dollars in savings.

Whether your time to move is a result of choice, medical necessity, or if you’ve been fortunate enough to live out your days in the surroundings of your own home, the resale process is handled simply and efficiently:

Resale transactions are handled within the cooperative with the support of your on-site property manager, who will facilitate the necessary paperwork and reach out to the next eligible person on the wait list.

Have you ever taken an all-inclusive vacation?

The beauty and appeal of these all-inclusive packages are that one single price gives you access to many resort features where you would otherwise have to pay a separate fee. FINANCIAL INTEGRITY

Monthly fees will vary annually based on actual expenses. If actual expenses are lower/higher than what was budgeted, your monthly fees in the coming year will adjust. At the end of the year, if there is too much or not enough money in the monthly expenses pool to pay all of the expenses, the cooperative can make some adjustments to balance the budget for the upcoming year.

Any overpayment from the previous year goes back to the cooperative to spend as the cooperative sees fit – not to any third party that makes a profit. Senior Cooperative Housing Expected to Open in 2022

Cooperative would be geared toward simplicity and convenience for its members.

As life begins to sunset, many baby boomers are looking for a simpler lifestyle in which they don’t have to worry about lawn care or snow removal. Gracewin Cooperative Living may be the answer.

Gracewin is an upcoming senior living cooperative planned on Vanrooy Drive near Altra Care. Nile Inc. is constructing the 36-unit building for seniors ages 55+. Gracewin will be the first senior housing cooperative in Thief River Falls; however, the concept originated in 1978 in Minnesota. In a cooperative, members purchase a share in the entire building, including the units, common areas and the land. Unlike a condo, they don’t apply for and obtain a mortgage for their own unit.

Nile anticipates breaking ground on the project next spring, said Lisa Anteau, head of sales and marketing. It is expected that construction will take 10 to 14 months with an anticipated move-in date in spring 2022.

An informational meeting will be held Wednesday, Oct. 14 at 10 a.m. at Ralph Engelstad Arena in Thief River Falls. To register for the meeting, call 855-472-2396 or log onto www.gracewinliving.com/info-meetingsignup.

Anteau and Nate Anderson, Nile president, hosted two other informational meetings Tuesday. They have also met with the Golden Pioneers and the Thief River Falls Rotary Club to discuss the project. “People are very enthusiastic about it,” said Anteau, who noted one concern was that it is only 36 units.

Gracewin is geared toward simplicity and convenience for its members, Anteau said. She added that members may still be working and looking for a simpler lifestyle. Anteau outlined that widows, widowers and snowbirds may be among those seeking this possibility.

There will be a sense of community at Gracewin. Anderson pointed out that residents will be around the same age, may have the same needs and may be willing to provide assistance if needed. A property manager will also be on-site Monday through Friday to assist with any needs.

Units range from 990 square feet (featuring two bedrooms and one-and-one half baths) to 1,354 square feet (two bedrooms and two baths). Each unit will feature an in-unit washer and dryer, and members don’t need to worry about appliances. Two units will be fully handicapped-accessible with the option for more handicapped-accessible units if initial members seek that option. Initial members will also have an opportunity to choose the cabinetry and flooring in their units.

Shares range from $186,120 to $254,552. Each unit has a share in the building, land and amenities in the community areas. The building will feature a variety of amenities, including an underground parking area, a car wash, a woodworking shop, a fitness center, a craft room, and a community center with a full kitchen. Each floor of the three-story building will also feature a lounge area.

Members will also be responsible for paying monthly fees, which will range from $1,089 to $1,489. Those fees vary depending on the unit owned by the particular member. Monthly fees will cover such things as an indoor parking spot with added storage, real estate taxes, property insurance, professional management services and required maintenance reserves. The property will have one master mortgage, which will also be covered by the monthly fees. Certain utilities, including heat, sewer, water and garbage collection, will be included as well. The monthly fees don’t cover electricity, air conditioning, cable TV, landlines, and personal contents insurance.

To be considered for this opportunity, seniors must pay a fully-refundable $500 initial payment. Their names will then be added to a priority list based on when they provided the initial payment. When the project moves closer to fruition, the firm will go down the priority list to see if the seniors are still interested. The seniors will then need to provide a down payment of at least 50% of the unit.

For the first year of the cooperative, Nile will serve as Gracewin’s board of directors. Once members are settled, they will elect their own board that will manage the cooperative. Since cooperative members are pooling their resources, they will have a say in how their money is spent. For example, Anteau said they may decide to build a gazebo or a bocce ball court.

Nile began looking at opening Gracewin in Thief River Falls, thanks to Anderson and Anteau. The brother-sister duo are Lincoln High School graduates; he graduated in 1995 and she graduated in 1990.

Another factor was the need for housing in Thief River Falls. A 2012 City of Thief River Falls housing study projected the need for about 90 new housing units every year for 10 years. That housing study was completed prior to the Digi-Key expansion project and the changes at Arctic Cat.

The city has issued building permits for about 448 multi-family and single family units since 2013. That number includes two 29-unit apartment buildings currently under construction along First Street West, east of the city’s Electric Department. Public Works Director Mark Borseth said most of the 448 housing units have been multi-family units, which has seen a spike in recent years. He noted that about eight to 10 single family homes have been built each year.
