The Power of a Pioneer
Why Being a Founding Member at Gracewin Cooperative Changes Everything

When you decide to join a new community, you aren’t just moving into a building—you’re helping to create a culture. At Gracewin Cooperative, those who join us at the very beginning hold a special title: Founding Member. While every resident at Gracewin enjoys the perks of maintenance-free living and the financial benefits of equity ownership, our Founding Members have a unique opportunity to design a community by you and for you.
1. Democratic Control: Your Cooperative, Your Way
The heartbeat of a cooperative is Democratic Member Control. Unlike traditional rentals or condos where a third-party developer makes all the rules, a cooperative is wholly-owned and governed by those in residence.
As a Founding Member, you are on the ground floor of governance. You can have a direct voice in setting the policies and making the decisions that impact operations and future direction. The cooperative has a resident-elected Member Board of Directors and various committees in which you can elect to participate. This is your opportunity to ensure your living environment aligns well with your personal values and lifestyle goals.
2. Shaping the Lifestyle and Shared Amenities
A cooperative is empowered to address the specific needs of its Members. As an original resident, you have a direct hand in how shared spaces are utilized.
- Amenity Vision: Should the Creator’s Space be optimized for quilting, painting, or something else entirely? Should the Fitness Center prioritize yoga space or strength training? Founding Members help curate the equipment and provide input to the Developer on the spaces they will use every day, ensuring the building supports their actual passions.
- Creating the Calendar: From book clubs to pickleball tournaments, you are the architect of the social lifestyle that future residents will enjoy for years to come.
3. Selection Priority: Your First Choice
There is a special joy in being the first to live in a home. As an early Founding Member, you get "first pick" of the community. Units are selected in order of Priority Number for those ready to move forward with their share purchase prior to the start of construction. Whether you desire a specific floor plan, a high-floor corner unit, or a balcony with the best morning sun, being a Founding Member puts you at the front of the line.
4. Custom Selections: A Home Built for You
One of the most exciting aspects of being a Founding Member is the ability to personalize your living space before the first nail is even driven. Through our Custom Selection process, your home becomes a true reflection of your personality and needs.
- Individual Expression: Rather than a "one-size-fits-all" apartment, you can choose from a curated palette of cabinetry, countertops, and flooring. Whether your style is modern and sleek or warm and traditional, your home will feel uniquely yours.
- Functional Personalization: Because you are involved in the early stages, your unit is tailored to your specific lifestyle. These choices ensure that your home isn't just a space to stay, but a space that is perfectly suited to how you cook, entertain, and relax.
5. Financial Advantage: Guaranteed Price-Lock
Joining as a Founding Member provides the strongest financial position within the cooperative. This is especially true for our earliest pioneers. Only the first Founding Members (21 in Bemidji and 24 in Northfield) will enjoy a guaranteed price-lock on their share price. In today’s uncertain economic climate—with shifting global markets and unknown tariff implications potentially affecting construction costs—this price-lock offers vital reassurance. By securing your share early, you protect yourself from future price increases and ensure your investment starts on solid ground.
6. The Power of the Collective: Dreaming Bigger Together
There is immense strength in numbers. Being part of a cooperative provides the benefit of pooled resources to achieve a lifestyle that would be nearly impossible to maintain on your own.
The cooperative model allows for high-end features that go beyond the scope of a traditional single-family home. For example, our location in Baxter includes a state-of-the-art golf simulator—a luxury that most homeowners would never have the space or budget for individually, but which becomes possible through collective ownership.
While every Gracewin community starts with a strong foundation of amenities, the "Power of the Collective" means that as the community grows, Members can explore and implement additional enhancements down the road. This Member-led evolution could include ideas like:
- Outdoor Living Upgrades: Adding a professional-grade pizza oven to the patio or expanding the raised-bed community gardens.
- Advanced Hobby Spaces: Adding specialized equipment like a 3D printer for the Creator's Space or a high-end lift for the woodshop.
- Wellness Technology: Upgrading fitness areas with smart-tech equipment or adding a specialized recovery station.
These types of future-focused add-ons are driven by the Membership and may involve collective budgeting, allowing the community to evolve alongside the interests of the people who live there.
7. Vibrant Connections and the Pioneer Spirit
There is a unique bond among Founding Members. Moving into a new building together creates an instant social network where everyone is starting the journey at the same time. The diverse mix of backgrounds and skills among your fellow founders stimulates curiosity and promotes an active, healthy lifestyle, leading to stronger neighborly bonds and a deep sense of belonging.
Make Your Mark
Being a Founding Member is for the person who isn't ready to "retire" from making an impact. It’s for the leader, the organizer, and the neighbor who wants to build something lasting.
